White Boxing FAQs
What is white boxing?
White boxing is returning a retail or office unit to a clean, neutral shell, usually with painted walls, a standard ceiling, basic lighting and services made safe, so the next tenant can fit it out. Many commercial leases require it when a tenant moves out.
Who pays for white boxing at the end of a lease?
It depends on the lease. Most commercial leases make the outgoing tenant responsible for reinstating the unit, so check the reinstatement clause and any handback specification from the landlord before the work is quoted.
How long does white boxing take?
It depends on the size of the unit and how much of the fit-out has to be removed. A site assessment lets us give you a realistic programme so the work is finished before your lease end date.
Do you white box units for landlords and managing agents?
Yes. We prepare vacant units between tenants for landlords and managing agents, so the space can be shown and let quickly.
Can you fit out our new premises as well?
Yes. SKK also does shopfitting and interior fit-outs, so the same team can strip out your old unit and fit out the new one.
